Kennewick, Pasco, Richland and West Richland sit within minutes of each other and can feel like four different markets once you start looking at homes. This is the map of those differences.

Buying or selling in the Tri-Cities
The Tri-Cities gets talked about like it's one market, but Kennewick, Pasco, Richland and West Richland can feel very different once you actually start looking at homes.
You can be a few miles apart and have completely different housing ages, lot sizes, new-construction options, neighborhood feel, access to shopping, river proximity and price points.
That's why I don't think the right question is just, "Which city is best?"
The better question is: "What are you actually trying to get out of the move?"
Do you want newer construction? More land? An established neighborhood? River access? A shorter commute? More house for the money? Room for a shop or RV? A low-maintenance property?
Once I know that, I can help narrow the search much faster.
The four core cities
Four cities, four different markets
These cities all make up the core Tri-Cities market, but I don't treat them like they're interchangeable.

Kennewick, WA
Kennewick gives buyers a broad mix of established neighborhoods, newer subdivisions, condos and townhomes, new construction, homes with shops or RV parking, move-up properties and investment options. Different parts of Kennewick can feel completely different, which is why I like to start with what matters most to you rather than just a neighborhood name.

Pasco gives buyers a lot more variety than people sometimes realize. West Pasco has seen a lot of newer development, central Pasco offers more established housing, and farther out you can find larger lots, acreage, land and properties with more flexibility. New construction is also a big part of the Pasco market.

Richland, WA
Richland has a strong mix of established neighborhoods and newer development, with the Columbia River playing a bigger role in the lifestyle than in many other areas. South, Central and North Richland each offer different housing ages, locations and day-to-day feel.

West Richland is one of the places I look when buyers tell me they want more breathing room without feeling like they're leaving the Tri-Cities. You can find newer neighborhoods, larger lots, acreage, homes with shops or RV parking, and properties that feel more open or semi-rural.

What I like about the Tri-Cities
One of the biggest advantages of living here is that you don't have to choose between one single type of community.
You can live close to the Columbia River, in a newer subdivision, in an established neighborhood with mature landscaping, on a larger lot, near wine country, or somewhere with enough room for a shop, RV or animals — and still stay connected to the broader Tri-Cities area.
The region also gives you relatively quick access between the four core cities, which means buyers can realistically compare homes across city lines instead of being locked into one place.
From a real estate standpoint, that makes the Tri-Cities a market where the details matter.
A house can look similar on paper and still be a very different purchase depending on where it sits, what surrounds it, how old it is, and what other options buyers have nearby.
Buying a home in the Tri-Cities
If you're buying here, I don't want to just set up a search and start opening doors.
I want to understand what matters to you first.
Then we'll look at things like:
- Location
- Condition
- Age
- Lot size
- New construction vs. resale
- Commute
- River access
- Shops or RV parking
- Acreage or land
- Resale potential
- Competition
- Whether the price actually makes sense
Sometimes the best house for you is in the city you thought you'd choose.
Sometimes it isn't.

Selling a home in the Tri-Cities
Selling here isn't just about comparing bedroom count and square footage.
Where your home sits matters.
The age matters.
The lot matters.
Condition matters.
Updates matter.
And the alternatives buyers have at the same price matter.
A buyer may be comparing an established Richland home against newer construction in South Richland, a resale in West Pasco, or a larger-lot property in West Richland.
That means pricing and positioning need to account for the real choices buyers have — not just the closest three sales on a map.
The goal isn't simply to get your house listed.
The goal is to give buyers a reason to choose it.

- What are the Tri-Cities in Washington?
- The Tri-Cities refers to Kennewick, Pasco and Richland in southeastern Washington, at the confluence of the Columbia, Snake and Yakima rivers. West Richland is closely tied to the metro and is usually included in local real estate discussions.
- Which Tri-Cities city is best to live in?
- It depends on what you're trying to get out of the move. Kennewick offers the widest mix of housing types, Pasco has a lot of newer development and more land farther out, Richland leans into established neighborhoods and river access, and West Richland is where I look for larger lots and more open space.
- Can you help me compare homes across more than one city?
- Yes, and I'd encourage it. The four core cities are close enough together that most buyers can realistically compare homes across city lines instead of locking themselves into one place before they've looked.
- Do you work outside the four core cities?
