Finley, WA Real Estate

Finley is close to Kennewick but doesn't feel like it, which is exactly why some buyers end up there.

Finley in practical terms

Finley sits southeast of Kennewick along the river corridor. It's an area buyers consider when they want a more rural feel, larger lots, or flexibility a standard subdivision property doesn't offer — while staying close to the Tri-Cities.

Property types skew toward larger lots, acreage, homes with shops or outbuildings, and manufactured homes alongside site-built ones. The property setup usually matters more than the address.

What I like about Finley

The trade is a good one for the right buyer: more room, fewer neighbors, and Kennewick still minutes away rather than a project.

It's also one of the more practical places nearby to find a home with a shop, RV parking or space for equipment without paying a premium for a brand-new subdivision.

Buying and selling in Finley

Buying in Finley

If you're buying here, I want to understand what you're actually trying to get out of the move before we start opening doors — shop space, acreage, animals, parking, or just distance from the next house over.

Then we get specific about the property itself. Rural and semi-rural homes vary a lot in how they were built, added onto and maintained, and that's where the real answers are.

Selling in Finley

Finley buyers are usually looking for something specific, so the listing has to speak to that directly: the lot, the shop, the access, the setup, the flexibility.

The goal isn't just to get the house listed. It's to position it so the right buyers understand why they should choose it.

Due diligence

What to think about in Finley

Things I want checked on a Finley property:

  • Well and septic condition, or what utilities are available
  • Irrigation and how the land is watered
  • Usable acreage, fencing condition and the upkeep the land will need
  • Shops and outbuildings — size, power hookups and condition
  • Manufactured versus site-built construction and how lenders treat it
  • Workmanship and condition of any additions or past projects
  • Access, driveways and road maintenance
  • What's next door and how the surrounding properties affect the feel of the property

Why work with me here

I've been helping people buy and sell real estate since 2022 and have been involved in more than 100 real estate transactions. My primary market is the Tri-Cities — Kennewick, Pasco, Richland and West Richland — and I also work with buyers and sellers in surrounding Southeastern Washington communities like Finley.

What that means in practice is simple: I'll give you the information, give you my opinion, and help you make the decision that's right for you. If I think a property has a concern, I'll say so. If I think your asking price isn't realistic, I'll say that too.
