Kennewick, WA Real Estate
Kennewick gives buyers a little bit of everything — established neighborhoods, new construction, condos, homes with shops, and higher-end properties all within a few miles of each other.

Kennewick housing overview
Kennewick gives buyers a little bit of everything. You can find older established neighborhoods with mature trees, newer subdivisions, condos and townhomes, homes with shops or RV parking, higher-end properties, new construction, investment properties and everything in between.
That variety is one of the reasons I like working in Kennewick. Two homes can be only a few miles apart and offer completely different lifestyles, lot sizes, ages and price points.
If you're thinking about buying or selling here, my job isn't to tell you that every neighborhood is amazing. It's to help you understand the differences so you can make the right decision for your situation.
What I like about Kennewick
Kennewick is centrally located within the Tri-Cities, so it's pretty easy to get to Richland, Pasco, West Richland and the surrounding areas. You also have convenient access to shopping, restaurants, medical services, parks, trails and the Columbia River.
From a real estate standpoint, what I like most is the amount of choice. You don't have to shop Kennewick one specific way — the options below are the kinds of homes you'll actually find here.
Areas
Different areas of Kennewick
One thing I try to explain to buyers is that Kennewick is a pretty broad search area. None of these areas is automatically better — it depends on whether you care more about a newer house, a larger lot, a mature neighborhood, your commute, shopping, price, RV parking, a shop, or something else entirely. That's why I'd rather start with what you actually want your day-to-day life and house to look like, then narrow down the parts of Kennewick that make sense.
South Kennewick
Has seen a lot of newer development and gives buyers access to newer homes and subdivisions.
West Kennewick
Puts you close to the shopping around Columbia Center and provides easy access toward Richland and Pasco.
Central Kennewick
More established neighborhoods, mature landscaping and older housing stock.

Buying and selling in Kennewick
Buying
Buying a home in Kennewick
- I'll help you look beyond whether a house photographs well. We'll talk about the age of the property, condition, location, resale, competition, inspection findings and whether the price actually makes sense compared with the homes around it.
- Sometimes a house that looks perfect online isn't the best buy.
- Sometimes the house everyone scrolls past is actually the better opportunity.
- My job is to help you understand that difference before you commit hundreds of thousands of dollars.
Selling
Selling a home in Kennewick
- Selling is where I see homeowners get caught up in what they want their house to be worth instead of what buyers are actually willing to pay for it.
- Pricing matters. Presentation matters. Condition matters. And where your home sits within Kennewick matters.
- A newer South Kennewick home shouldn't automatically be compared with an older home across town simply because the square footage and bedroom count are similar.
- When I'm helping you sell, I want to look closely at the homes buyers will realistically compare yours against and build the pricing and marketing strategy from there.
- The goal isn't just to put your home online. The goal is to position it correctly so buyers have a reason to choose it.
Experience
Why work with me in Kennewick
I've been helping people buy and sell real estate throughout the Tri-Cities since 2022 and have been involved in more than 100 real estate transactions. That experience matters because real estate rarely goes exactly according to the brochure.
Things will change
Inspections come back with surprises. Appraisals happen. Negotiations change. Financing changes. Timelines move. People get nervous.
My approach
Tell you what I know. Tell you what I don't know. Give you my opinion when you want it. And help you make the best decision you can with the information we have.
No pressure to buy
I'm not interested in talking you into a house just to get a transaction closed.
Honest pricing
If you're selling, I'm not interested in telling you an unrealistic number just to get your listing. I'd rather give you a straight answer.

FAQs
Kennewick real estate questions
- Is Kennewick a good place to buy a first home?
- It's the most common landing spot for first-time buyers in the Tri-Cities because central and west Kennewick still carry the widest range of entry-level inventory. Budget for the age of the systems in older homes and get a full inspection.
- What's the difference between South Kennewick and Central Kennewick?
- South Kennewick has more newer development and subdivisions, while Central Kennewick has more established neighborhoods, mature landscaping and older housing stock. Neither is automatically better — it depends on what you're looking for.
- Do Kennewick homes have HOAs?
- Many newer plats do, especially on the south hill. Older central neighborhoods usually don't. Dues, rules and reserve health vary widely — review the HOA documents during your inspection period.
- How long does it take to sell a home in Kennewick?
- It depends on price band, condition and neighborhood far more than on the city as a whole. I'll walk you through what comparable homes are doing right now so you can set expectations honestly.
