Richland is one of those places where the part of town you choose can change the type of house, neighborhood and lifestyle you get pretty quickly.

Richland housing overview
You can find older established neighborhoods with mature trees, newer subdivisions, condos and townhomes, new construction, larger move-up homes, luxury properties, homes with views, homes near the river, investment properties and everything in between.
That's why I don't think searching Richland should start with just a price range and bedroom count. I want to know what you're actually looking for. Do you want newer construction? Do you want an established neighborhood? Do you want to be close to the river? Do you care more about the house, the lot, the location, the commute or being close to shopping?
Once I understand that, it gets a lot easier to figure out which parts of Richland actually make sense for you.
What I like about Richland
Richland has a really good mix of established neighborhoods and newer development. You also have the Columbia River, parks, trails, restaurants, shopping and easy access to the rest of the Tri-Cities.
From a real estate standpoint, the variety is what makes Richland interesting. Depending on what you're looking for, you can find established neighborhoods with mature landscaping, newer subdivisions, new construction, condos and townhomes, first-time-buyer options, larger move-up homes, luxury properties, river and view properties, larger lots and investment properties.
Richland doesn't really have one single type of housing. A home in an older part of central Richland can feel completely different from something newer in South Richland, even if the price is similar.
Areas
Different areas of Richland
One thing buyers should understand pretty quickly is that South Richland, Central Richland and North Richland aren't interchangeable. None of these areas is automatically better than another — they're just different, and that difference matters a lot more than somebody telling you that you “should live in Richland.”
South Richland
A lot of newer residential development, and it puts you close to Queensgate, shopping, restaurants, Costco and other newer commercial areas. If you're looking for newer construction or a more recently developed neighborhood, this is an area we're probably going to spend some time looking at.
Central Richland
More established neighborhoods, older housing stock, mature trees and convenient access to the river, parks and much of the original core of Richland. For some buyers, that established feel is exactly what they're looking for.
North Richland
Its own mix of established neighborhoods, river access, parks and trails, along with convenient access toward major employment areas.

The Columbia River is a big part of Richland
Between riverfront parks, trails, recreation and homes located near or overlooking the water, the river is much more than something you occasionally drive past. There's a big difference between saying “I want to live in Richland” and “I want to be able to get to the river in five minutes.” Tell me that early and it helps me narrow the search.

What you'll find on the market in Richland
Newer homes and new construction
Newer homes may give you modern layouts, newer systems and less immediate maintenance. That doesn't automatically make them the better buy — it depends on the specific property.
Older established homes
Older homes may give you established neighborhoods, mature landscaping, different lot sizes and locations that simply aren't available in the newest developments.
Condos and townhomes
Lower-maintenance options for buyers who don't want a yard to manage. Worth reviewing what the HOA covers before you write.
Move-up, luxury and view properties
Richland has larger move-up homes, luxury properties and homes with views or river proximity. These are the properties where location and lot do the most work in the price.

Buying a home in Richland
- When I'm helping you buy in Richland, I'm not just looking at whether the kitchen is updated or whether the listing photos look good. I'm looking at the whole property.
- The age. The condition. The location. The lot. The surrounding homes. The competition. The resale. And whether the asking price actually makes sense for what you're getting.
- A remodeled older home can be a great purchase. A brand-new home can be a great purchase. Either one can also be overpriced.
- I don't care which one you buy. I care that you understand what you're buying before you make the decision. That's also why I'd rather compare the actual options with you than give you a blanket answer that everybody should buy new or everybody should buy established.
Selling
Selling a home in Richland
- If you're selling a home in Richland, I don't think you can price it correctly by looking only at square footage and bedroom count.
- Where the home is located matters. Age matters. Condition matters. Lot matters. Updates matter. And the alternatives buyers have at the same price matter.
- A buyer considering an established central Richland home may also be looking at something newer in South Richland. Those properties can compete with each other even though they're very different houses.
- That's why I want to understand what makes your property attractive to the buyer who's most likely to purchase it. Then we build the price, presentation and marketing strategy around that. The goal isn't to put a sign in the yard and hope — it's to give buyers a reason to choose your house over the other options they have.
