West Richland is one of the places I look at when a buyer tells me they want a little more room without feeling like they're leaving the Tri-Cities.

You can find newer neighborhoods, established homes, new construction, larger lots, acreage, higher-end properties, land and homes with room for things like a shop, RV parking, a garden, a pool or just more space between you and the neighbors.

That's probably the biggest thing I want buyers to understand about West Richland: there isn't one single version of it. You might be looking at a newer home in a subdivision one day and a property with a lot more land and flexibility the next.

So instead of starting with, “Do you want West Richland?” I usually want to know what you're actually trying to get out of the move. Do you want newer? Do you need more lot? Do you want room for a shop or RV? Do you want to stay close to Richland and Kennewick without being right in the middle of everything? Those answers tell me a lot more than the city name does.

What I like about West Richland

West Richland gives buyers a combination that's a little harder to find in some other parts of the Tri-Cities: convenient access to the rest of the area while still having neighborhoods and properties that can feel more open and residential.

You're close to Richland, Kennewick, Benton City and the broader Tri-Cities, and the Yakima River and outdoor recreation are part of the area as well.

For some buyers, the reason to look here is simple: they want more breathing room without moving too far away from everything they use every day.

One mistake buyers can make is assuming that every West Richland home is going to give them the same kind of space or lifestyle. It doesn't work that way. Some neighborhoods feel much more like newer suburban development. Other properties give you larger lots, more privacy, more flexibility and a little more of that semi-rural feel. Neither one is automatically better.

If you want a low-maintenance newer home

We can look for that. There are newer subdivisions and new construction where the trade is modern convenience and less immediate upkeep.

If you want a yard you can actually do something with

We can look for that too. Larger lots and established homes give you outdoor space that's usable rather than decorative.

If you're after acreage, a shop or RV parking

Tell me that at the beginning, because it changes the search pretty quickly. Acreage, animals, outbuildings and room to build later narrow the field a lot.

That's the part I like about West Richland — there isn't one single version of it, and the right property depends on what you're actually trying to get out of the move.

Modern homes with suburban services, often on larger-than-typical lots. A good balance of space and low maintenance.

Brand-new homes where you're buying current layouts and systems. Still worth comparing the whole deal rather than assuming new means good value.

Established homes

Older properties on usable lots. Different locations and lot sizes than the newest developments offer.

Larger lots and acreage

More room, more privacy and more flexibility — with more things to understand about utilities, access and upkeep.

Homes with shops or RV parking

Outbuildings, shop space and RV parking are a big part of why buyers look here. Look at size, access, power hookups and the condition of the structures.

Higher-end and move-up properties

Larger, more finished homes for buyers moving up. Also investment opportunities worth a closer look.

Buying a home in West Richland

  • If you're buying in West Richland, I want to look at more than the house itself. The lot matters. Access matters. Utilities matter. The surrounding properties matter.
  • If there's acreage, a shop, irrigation, outbuildings or other features involved, we need to understand what you're actually getting and what condition it's in.
  • And if you're buying newer construction, I still want to compare the whole deal rather than assuming new automatically means good value.
  • My job isn't to talk you into a property because it checks a few boxes online. It's to help you understand what you're buying, what you're giving up, and whether I think it makes sense compared with the other options available to you.
  • More property can be awesome. It can also mean more responsibility. That's not a reason not to buy it — it's just a reason to know what you're buying before you do.
  • If the property has acreage, irrigation, fencing, outbuildings, septic, a well or anything else outside a straightforward city-lot setup, I want us to understand those pieces instead of treating them like background details.

Selling

Selling a home in West Richland

  • If you're selling in West Richland, I want to understand exactly what makes your property different from the other homes buyers are considering.
  • A standard subdivision home and a larger-lot property with a shop may both have four bedrooms, but they aren't necessarily competing for the exact same buyer. That's why pricing from square footage alone doesn't make much sense to me.
  • We need to look at location, lot size, age, condition, updates, shop or outbuildings, RV parking, acreage or land, new construction competition, and what buyers can get elsewhere for the same money.
  • Then we position the property around the things buyers are actually going to care about. I don't want to list your house at a number just because it's the number you hoped to hear. I'd rather explain what I think buyers are going to see, where I think the value is, and build the strategy from there.
