West Richland is where most Tri-Cities buyers go when they want land, a shop, or room for animals. The homes can be excellent value. The diligence is genuinely different from buying in a Kennewick subdivision, and the items below are the ones that cause problems late in escrow when they're skipped early.
Water and sewer
Establish first whether the property is on city utilities or on a private well and septic. It changes your monthly costs, your lender's requirements, and in some cases your ability to close on the timeline you wrote.
On a well, order a flow test and water quality test. On septic, get an inspection and the pumping history, and confirm the drainfield location and capacity relative to the bedroom count.
Irrigation and water rights
Many properties carry irrigation district shares with separate seasonal assessments. Confirm what conveys, what it costs, and whether the delivery system on the property actually works.
Think about the whole property, not just the house
With acreage, the house is only part of what you're buying. The land, fencing, driveway, landscaping, irrigation equipment and outbuildings all come with their own maintenance and expense.
A big shop, extra land or room for animals can be exactly what you're looking for, but I want buyers thinking about what it will actually be like to own and maintain the entire property — not just how good it looks during a showing.
More space can be a huge benefit. It can also mean more time, more upkeep and more things to budget for. Make sure you want the lifestyle that comes with the property, not just the property itself.
Flood zone and insurance
Near the Yakima River corridor, flood zone designation can materially change your insurance cost. Check it in the first days of the inspection period, not the last.
Appraisals on West Richland acreage
Acreage and homes with shops, outbuildings or unusual lot sizes can be harder to compare because there may be fewer truly similar recent sales nearby. That doesn't automatically mean there will be an appraisal issue — it just means the property may require more explanation and better comparable sales than a typical subdivision home.
Before you write, I want to know how the property compares to other recent West Richland sales so we're not walking into the appraisal blind. If the appraisal does come in differently than expected, we'll look at the contract and the options available from there.
