Pricing strategy for Tri-Cities sellers: the first two weeks decide the outcome

Every listing gets a demand spike when it hits the market. Every buyer already searching in your price band and area sees it within days. That audience is finite, it's the most motivated group you'll ever get, and you cannot re-run it.

Which is why the launch price does more work than any other decision in the sale.

What overpricing actually costs

The intuitive theory is that you can start high and come down. In practice, starting high spends your best two weeks on buyers who dismiss the home, and then you're negotiating from a listing that has visible age and a reduction history.

Buyers in the Tri-Cities watch price history closely, particularly relocating buyers who shortlist online for weeks before visiting. A reduction reads as leverage, not as a fresh start.

Pricing into a buyer pool, not at a number

Search filters cluster at round numbers. A home priced just above a common threshold can be invisible to a set of buyers who would happily have paid within a few thousand dollars of your ask.

I price to land inside the searches your most likely buyers are actually running, then let the home's condition and presentation do the rest.

Where comps mislead in this market

  • Kennewick: a comp across Highway 395 can belong to a different market than yours.
  • Pasco: recorded prices often hide seller concessions and builder incentives.
  • Richland: the gap between updated and dated homes on the same street is unusually wide.
  • West Richland: comps are thin, so judgment about land and outbuilding value matters more than averages.

The plan I use

Prepare first, price second, launch with complete marketing ready on day one, then read the response in the first ten days against defined signals — showing volume, saved-search activity, and feedback themes — and act early if the data disagrees with the price.

Sellers who make one deliberate adjustment early almost always net more than sellers who make three reluctant ones over three months.
