Burbank is where I look when somebody wants more room and a more rural feel without actually disconnecting from Pasco, Kennewick and Richland.
Burbank in practical terms
Burbank sits just across the river from Pasco, which means you can have a quieter setting and still be a short drive from work, shopping and everything else in the Tri-Cities. For a lot of buyers, that combination is the whole point.
The housing here is mixed. You may see single-family homes, manufactured homes, acreage, farm and ranch properties, bare land and properties near the major rivers. That variety is why two Burbank listings at similar prices can be very different purchases.
What I like about Burbank
You get space without a long haul back into town. If your day still runs through Pasco or Kennewick, Burbank keeps that easy while giving you a lot more breathing room than a standard subdivision lot.
It also opens up property types that are hard to find inside the core cities — bigger lots, shops and outbuildings, room for animals, gardens, and land near the rivers.

More land can be great. It can also mean more things to understand before you buy it. Water, septic, irrigation, access and outbuildings all deserve real attention on rural property, and that's the part I slow down on.
